PCS Sequence
Treat the home search as a timeline that has to fit a report date, not a weekend of open houses. This is the order most San Diego PCS buyers follow:
Out-of-area military buyers can shortlist from published neighborhood guides, then use video walkthroughs and a planned visit rather than trying to see the whole county at once. Closing can be coordinated remotely when the timeline requires it. We provide neighborhood education, virtual tours when needed, and a step-by-step buyer plan; a licensed lender and escrow officer handle financing and closing mechanics.
Ask your lender early whether a specific building is VA-approved, especially for condos. Non-approved buildings can rule out a VA loan before you write an offer. I coordinate the home search around those constraints and can introduce VA-approved lenders on request. I do not give lending, eligibility, or legal advice.
Start with the installation, not the neighborhood name. Drive or map the route at the hour you would actually report, including gate location and whether I-5, I-8, I-15, or I-805 is the spine. Then compare two or three published guides that sit on that corridor, Point Loma and Ocean Beach for peninsula duty, Clairemont and University City for Miramar, Mission Valley when you need freeway flexibility between installations.

Peninsula living keeps the commute short with bay and ocean views.
